Your inclusive figure always includes our service

The quoted valuation or purchase figure includes the freehold price and BeFreehold’s facilitation fees: title reviews, preparation of the transfer documentation and facilitation through to completion. Our service remains included if you appoint a solicitor; their involvement does not remove our service or reduce the quoted figure by excluding it.

You may choose your own solicitor

BeFreehold does not require you to instruct a solicitor for its standard voluntary purchase process. You are welcome to appoint one for independent advice or assistance. Their fees are separate from your inclusive BeFreehold figure.

BeFreehold is not acting as your solicitor

Our service does not establish a solicitor–client relationship or provide representation by a solicitor. Choosing an independent solicitor is entirely acceptable, and gives you a separate source of legal advice.

Optional Land Registry service — £349

This add-on is separate from your inclusive purchase figure. It covers submission of completed documents, handling requisitions and required leaseholder ID verification. Confirm any separate registration charges in your estimate.

Official guidance

HM Land Registry explains that a transfer can be handled without a solicitor or conveyancer, while noting that the legal steps can be complicated. Read HM Land Registry guidance.

Your questions, answered

Will the BeFreehold figure be reduced if I appoint a solicitor?

No. BeFreehold’s facilitation service remains included in the quoted figure. Your chosen solicitor’s fees are additional and agreed with them.

Is a solicitor compulsory in BeFreehold’s process?

No, not for our standard voluntary purchase process. You are free to choose one.

Is BeFreehold representing me as a solicitor?

No. Our service does not establish a solicitor–client relationship or representation by a solicitor.

The statutory route has a different scope

The optional independent solicitor position described above concerns our standard voluntary service. A statutory claim involves specialist legal and valuation work, agreed separately before any formal notice or instruction. Read about statutory support.
