In this guide
| Cost item | Price | What it means |
|---|---|---|
| Inclusive purchase figure | Property-specific | Always includes the freehold purchase price and BeFreehold’s facilitation fees: title reviews, transfer documentation preparation and facilitation through completion. This service remains included if you choose your own solicitor. |
| Approach & Negotiation Service | £99 | After you agree with the indicative valuation: proposal preparation, presentation of the offer and negotiation with the freeholder. Credited against the final amount payable to BeFreehold if you proceed with the purchase. |
| Legal, lender and seller costs | Where applicable | Separate third-party costs. Confirm who pays and what is included. |
| Land Registry service — optional add-on | £349 | Optional and additional to your inclusive purchase figure: submission of completed documents, handling requisitions and the leaseholder ID verification required by HM Land Registry. Any third-party registration charges should be confirmed in your estimate. |
What affects the freehold price?
BeFreehold’s indicative valuation considers the underlying value of your property alongside the remaining lease term, ground rent and review clauses, and property and title structure. The terms ultimately agreed with the freeholder also affect the purchase figure.
Why isn’t the cost just a multiple of ground rent?
It is understandable to expect a modest purchase figure when your annual ground rent is low. But ground rent is one input, not the whole basis of BeFreehold’s valuation. We also consider the underlying value of your property and its lease and title details. Our inclusive purchase figure additionally covers title reviews, transfer documentation and facilitation through completion.
| Factor | How we consider it |
|---|---|
| Underlying property value | Considered alongside the lease and title details when preparing the indicative valuation. |
| Ground rent and review clauses | The current rent and provisions for changes are relevant inputs, rather than a fixed multiplier. |
| Remaining lease term | Considered as part of the property-specific assessment. |
| Title and property structure | The interests involved and the documentation needed are assessed. |
| Completion service | Included in your quoted purchase figure, alongside the freehold price. |
A worked example
The following is a fictional illustration of how costs are separated. It is not a quote, market valuation or completed case.
| Illustrative item | Amount / assumption |
|---|---|
| Property | Fictional leasehold house in England |
| Lease and ground rent | 900 years remaining; £5 annual ground rent, assumed fixed |
| Indicative inclusive purchase figure | £995 — fictional example, including the freehold purchase price and BeFreehold’s title reviews, transfer documentation and facilitation through completion |
| Approach fee treatment | If you complete at the illustrated £995 figure, the £99 paid earlier is credited and £896 remains |
| Optional BeFreehold Land Registry service | £349 additional: submission, requisitions and required leaseholder ID verification |
| Illustrative total with optional service | £1,344; after the £99 credit, £1,245 remains |
| Third-party costs | Not included: any separate Land Registry charges, legal, lender or seller costs; confirm these in your estimate |
| Estimate status and date | Illustrative, 1 October 2026; no freeholder terms agreed |
When is the amount confirmed?
The indicative valuation comes first. If you agree with it, the £99 service covers preparing the proposal, presenting the offer and negotiating with the freeholder. We then share the negotiated deal figure and terms for you to accept or reject. Our completion service fees remain included; optional services and applicable third-party costs are identified separately.
Your questions, answered
My ground rent is only £5. Why is the purchase figure higher?
Our estimate considers the underlying property value, lease and title details as well as ground rent. The inclusive figure also covers our title reviews, transfer documentation and facilitation through completion. It is not calculated as a modest fixed multiple of annual ground rent.
Is £99 the whole purchase cost?
No. It pays for the authorised approach and negotiation stage. If you proceed after terms are agreed, it is credited against the final amount payable to BeFreehold.
Are optional services included?
Only if your estimate expressly includes them. Check the itemised scope and third-party costs.
Your inclusive figure always includes our service
The quoted valuation or purchase figure includes the freehold price and BeFreehold’s facilitation fees: title reviews, preparation of the transfer documentation and facilitation through to completion. Our service remains included if you appoint a solicitor; their involvement does not remove our service or reduce the quoted figure by excluding it.
You may choose your own solicitor
BeFreehold does not require you to instruct a solicitor for its standard voluntary purchase process. You are welcome to appoint one for independent advice or assistance. Their fees are separate from your inclusive BeFreehold figure.
Budget separately for a statutory purchase
Formal claims can involve significantly higher professional and process costs. The statutory premium is assessed differently from a negotiated offer, so compare the whole transaction rather than assuming the premium itself will be higher. Agree a separate scope and cost estimate before proceeding. See the route comparison.
