You don’t need an existing offer
Your freeholder does not need to be part of a participating portfolio. A voluntary purchase starts with a conversation, after you authorise it.
Start with the likely cost
An indicative estimate helps you decide whether to take the next step. It is not a promise that the seller will agree to that amount. Understand your valuation.
Receive your valuation
We send you an indicative valuation, including the freehold price and our completion service fees.
Choose the £99 service
If you agree with the valuation in principle, authorise our £99 Freeholder Approach & Negotiation Service.
We prepare and negotiate
We prepare the proposal, present the offer and negotiate with your freeholder based on the valuation you agreed.
Review the deal
We share the negotiated figure and terms for you to accept or reject. Our title reviews, transfer documentation and completion service are included.
Choose registration support
If you proceed, you can add our £349 Land Registry service for submission, required ID checks and any requisitions.
The £99 approach stage
If you agree with your indicative valuation, you can authorise the £99 Freeholder Approach & Negotiation Service. We prepare the proposal, present the offer to the freeholder and negotiate based on the valuation you agreed. We then share the negotiated deal figure and terms for you to accept or reject. The £99 is credited against the final amount payable to BeFreehold if you proceed with the purchase.
After you accept the deal: completion is included
We share the deal figure and terms agreed with the freeholder for you to accept or reject. If you accept and proceed, BeFreehold completes the title reviews, prepares the transfer documentation and facilitates the transaction through to completion. The freehold purchase price and BeFreehold’s facilitation fees are always included in your quoted purchase figure. You may also instruct an independent solicitor; our service remains included and the purchase figure is not reduced by removing it. Any solicitor fees you choose to incur are separate.
Optional Land Registry service — £349
As an optional add-on to your inclusive purchase figure, BeFreehold submits the completed documents to HM Land Registry, handles any requisitions and completes the required leaseholder ID verification. Confirm any separate Land Registry charges in your estimate.
Voluntary or statutory purchase?
A voluntary purchase depends on reaching an agreement with the seller. A statutory purchase uses legal rights and a formal process where applicable. BeFreehold’s standard journey described here is voluntary; ask a qualified adviser about statutory eligibility.
| Who | Responsibility |
|---|---|
| You | Authorise each stage and decide whether to complete. |
| BeFreehold | £99 approach and negotiation; an inclusive purchase figure covering the freehold, title reviews, transfer documentation and completion facilitation; optional £349 Land Registry service. |
| Freeholder | Decide whether to sell and on what terms. |
| Independent solicitor, if you choose one | Provide independent legal advice at a separately agreed cost; BeFreehold’s service remains included in your quoted figure. |
Your questions, answered
What if the freeholder refuses?
A voluntary purchase cannot force a sale. You may wish to seek advice on any statutory rights.
Am I committed after negotiation?
No. You review the agreed terms before deciding whether to complete.
Your inclusive figure always includes our service
The quoted valuation or purchase figure includes the freehold price and BeFreehold’s facilitation fees: title reviews, preparation of the transfer documentation and facilitation through to completion. Our service remains included if you appoint a solicitor; their involvement does not remove our service or reduce the quoted figure by excluding it.
You may choose your own solicitor
BeFreehold does not require you to instruct a solicitor for its standard voluntary purchase process. You are welcome to appoint one for independent advice or assistance. Their fees are separate from your inclusive BeFreehold figure.
Two routes, one informed decision
BeFreehold can help you explore voluntary and statutory purchases. The stages above describe our preferred voluntary starting point. A statutory claim, where you qualify, involves a separate assessment and specialist scope. Compare the routes before choosing.
