What an estimate tells you

Your indicative inclusive purchase figure always covers the freehold itself and BeFreehold’s facilitation fees for title reviews, transfer documentation preparation and facilitation through completion. Our service remains included if you choose to instruct an independent solicitor. Your estimate also identifies assumptions, optional services, any other applicable costs and your next decision.

Information that matters

We consider the underlying value of your property alongside its type and address, remaining lease term, annual ground rent, rent review terms, title structure and any existing seller offer. A low annual ground rent does not, on its own, establish a low purchase figure.

More than a ground-rent multiple

Our valuation is property-specific. We consider underlying property value as well as lease and title factors, rather than simply multiplying annual ground rent. See how the purchase figure is assessed.

What “indicative” means

It is a guide to the likely cost, based on information available. It is not agreed seller terms, a final purchase amount or a formal statutory valuation.

If the seller proposes different terms

Through the £99 service, we negotiate based on the indicative valuation you agreed. We share the negotiated deal figure and terms for you to accept or reject; they may differ from the initial valuation.

Your next steps

If you agree with the indicative valuation, you can choose the £99 approach service. We prepare the proposal, present the offer and negotiate, then share the deal figure and terms for you to accept or reject. Title reviews, transfer documentation and facilitation through completion are included in that figure if you proceed. The optional £349 service adds Land Registry submission, required leaseholder ID checks and handling any requisitions.

Your questions, answered

Does accepting a valuation commit me to buy?

No. If you agree with the indicative valuation, the next step is the £99 approach service. You decide whether to buy separately, after we present the negotiated figure and terms.

Is this a statutory valuation?

No. Seek advice from an appropriately qualified specialist for a formal statutory valuation.

Your inclusive figure always includes our service

The quoted valuation or purchase figure includes the freehold price and BeFreehold’s facilitation fees: title reviews, preparation of the transfer documentation and facilitation through to completion. Our service remains included if you appoint a solicitor; their involvement does not remove our service or reduce the quoted figure by excluding it.

You may choose your own solicitor

BeFreehold does not require you to instruct a solicitor for its standard voluntary purchase process. You are welcome to appoint one for independent advice or assistance. Their fees are separate from your inclusive BeFreehold figure.
