In this guide
For your initial valuation
- Your property address and postcode.
- Your property type and approximate lease term remaining.
- Annual ground rent and any rent review details you know.
- Any existing purchase offer.
- Relevant lease or title information, if available.
For the voluntary approach
We may ask for a photo or PDF of recent correspondence from the freeholder or their managing agent, such as a ground-rent invoice. This helps cross-check the current correspondence route where different addresses appear in different records. It supports our research and avoids unnecessary confusion or delay.
Before you authorise work
Read the service agreement and confirm the scope, fee, credit treatment and cancellation provisions. Agreeing with an indicative valuation is the starting point for a proposal, not acceptance of a final purchase deal.
When you receive the deal
Review the figure and written terms, exactly what interest is being sold, the included service and any separate costs. Ask which existing lease obligations are resolved and which title obligations remain. You can seek independent advice before deciding.
If you accept and proceed
The relevant transfer documents and any necessary plan are prepared for your transaction. Follow the signing and witnessing instructions supplied with them; do not guess at corrections. Title reviews, transfer documentation and completion facilitation are included in the standard voluntary purchase figure.
For registration and identity checks
Confirm who will apply to HM Land Registry. If you choose our optional £349 service, it includes submission of the completed documents, the required leaseholder ID checks and handling requisitions. Use the agreed secure process for identity documents, rather than sending them unsolicited.
For a statutory claim
The appointed specialists will specify the evidence, notices and documents needed. A statutory notice is a separate legal step; it is not the proposal prepared under the £99 voluntary approach service.
