When you request a valuation through our online form, letter, or QR code, BeFreehold provides an indicative valuation of the likely cost to purchase your freehold through voluntary agreement. This figure is based on the information you provide, comparable local data and freeholder information where available to us. Any indicative valuation is an automated or data-driven estimate.
Our indicative valuation may rely on data supplied by external providers, including public datasets, property information services and digital tools. We do not control or verify the accuracy of these third-party sources.
At this stage, the indicative valuation is for guidance only and does not represent a formal offer, contract or instruction. The valuation is not binding on BeFreehold or the freeholder, and may be revised, withdrawn, or replaced at any time.
You acknowledge that the indicative valuation cannot be relied upon as confirmation that you will be able to purchase your freehold or at any particular price.
BeFreehold does not guarantee that the freeholder will agree to sell your freehold or that a purchase will be possible.
By submitting a valuation request, you are not appointing BeFreehold to act for you, and no agency or advisory relationship is created.
BeFreehold does not act for the leaseholder unless and until you enter into our separate, legally binding Service Agreement, which is provided only if you choose to proceed with a purchase, subject to verification of your details.
That agreement will set out:

Our indicative valuation is based on information available to us at the time, including public data sources, market data and the details you submit.
We do not verify who owns the freehold of your property unless expressly stated. If it is later identified that the assumed freeholder does not own the relevant freehold:

Your indicative valuation may differ from any later confirmed purchase price once formally reviewed, including without limitation where information is missing, inaccurate, or changes.
BeFreehold is not responsible for any difference between the indicative valuation and the agreed purchase price.

We recommend that you seek independent legal advice before completing any freehold purchase. Our role is to coordinate the sale process and handle required documentation on behalf of the freeholder and the participating leaseholder.
BeFreehold does not take payments or handle any monies at this initial stage of providing an indicative valuation. Any later payment arrangements relating to a future freehold purchase will be governed by the separate Service Agreement and handled directly by a third-party payment provider where applicable.
