1. About BeFreehold

BeFreehold helps leaseholders purchase their freehold through voluntary sale agreements with the freeholder. We provide valuation guidance and administrative support to make the process straightforward.

BeFreehold is a trading name of Be Freehold Ltd (company number 16791159), registered in England and Wales.

2. Using This Website

  • You agree to use this website for lawful purposes only.
  • You must not attempt to damage, disable, or interfere with the website or its security.
  • You must not attempt to scrape, copy, or extract data from the website.
  • Content on this site, including text, data, images, and tools, belongs to BeFreehold or our licensors and may not be copied or reused without permission.
  • The website is provided ‘as is’. We do not warrant that it will operate uninterrupted.
  • We aim to keep information accurate and current but cannot guarantee that it is complete, error-free, or suitable for your individual circumstances.
  • We do not guarantee that the content, data or materials available on this website do not infringe the rights of any third party. 3. Valuation Service

When you request a valuation through our online form, letter, or QR code, BeFreehold provides an indicative valuation of the likely cost to purchase your freehold through voluntary agreement. This figure is based on the information you provide, comparable local data and freeholder information where available to us. Any indicative valuation is an automated or data-driven estimate.

Our indicative valuation may rely on data supplied by external providers, including public datasets, property information services and digital tools. We do not control or verify the accuracy of these third-party sources.

At this stage, the indicative valuation is for guidance only and does not represent a formal offer, contract or instruction. The valuation is not binding on BeFreehold or the freeholder, and may be revised, withdrawn, or replaced at any time.

You acknowledge that the indicative valuation cannot be relied upon as confirmation that you will be able to purchase your freehold or at any particular price.

BeFreehold does not guarantee that the freeholder will agree to sell your freehold or that a purchase will be possible.

4. No Instruction Created

By submitting a valuation request, you are not appointing BeFreehold to act for you, and no agency or advisory relationship is created.

BeFreehold does not act for the leaseholder unless and until you enter into our separate, legally binding Service Agreement, which is provided only if you choose to proceed with a purchase, subject to verification of your details.

That agreement will set out:

  • the final valuation and any confirmed costs,
  • the scope of BeFreehold’s responsibilities, and
  • the terms governing payment, timelines, and completion.

No purchase can take place until the Services Agreement is signed and your initial payment is received.

5. Freehold Ownership Disclaimer

Our indicative valuation is based on information available to us at the time, including public data sources, market data and the details you submit.

We do not verify who owns the freehold of your property unless expressly stated. If it is later identified that the assumed freeholder does not own the relevant freehold:

  • the indicative valuation will be void,
  • no transaction can proceed, and
  • BeFreehold will not be responsible for any loss, inconvenience, expectation or reliance suffered as a result.

6. Accuracy of Information

You must ensure that all information you provide is accurate and complete.

Your indicative valuation may differ from any later confirmed purchase price once formally reviewed, including without limitation where information is missing, inaccurate, or changes.

BeFreehold is not responsible for any difference between the indicative valuation and the agreed purchase price.

7. Eligibility and Authority

By submitting a valuation request, you confirm that you are:

  • aged 18 or over;
  • the leaseholder of the property or legally authorised to act on their behalf; and
  • providing accurate and complete information to the best of your knowledge.

BeFreehold may request evidence of your identity, leasehold interest, or authority to act before any further steps can be taken.

8. Independent Advice

BeFreehold is not a law firm or financial adviser. BeFreehold is not providing a formal or professional valuation, and any valuation is an estimate only.

We recommend that you seek independent legal advice before completing any freehold purchase. Our role is to coordinate the sale process and handle required documentation on behalf of the freeholder and the participating leaseholder.

9. No Payments at This Stage

BeFreehold does not take payments or handle any monies at this initial stage of providing an indicative valuation. Any later payment arrangements relating to a future freehold purchase will be governed by the separate Service Agreement and handled directly by a third-party payment provider where applicable.

10. Limitation of liability

To the maximum extent permitted by law, BeFreehold will not be responsible for any direct or indirect loss, cost, or damage arising from:

  • use of this website or any automated feature,
  • reliance on any indicative valuation or other information provided,
  • incorrect ownership or title information from public or third-party sources,
  • any communication with BeFreehold staff, representatives, or automated systems,
  • actions or omissions of third-party data providers or payment service providers, or
  • acts or omissions of any freeholder, including their decisions, communication, or failure to proceed with a sale.

All communications, whether automated or human, are provided for general information only and do not constitute legal, financial, or professional advice.

BeFreehold’s total liability to you for using this website or requesting an indicative valuation is limited to £100.

Nothing in these terms limits liability where it cannot be excluded by law.

11. Privacy, Data Use and Marketing Consent

By submitting a valuation request, you consent to BeFreehold collecting and processing your personal data (including your name, contact details, property information and lease details) for the following purposes:

  • preparing and issuing your indicative valuation;
  • contacting you regarding your valuation and next steps; and
  • sending you marketing communications, updates, and information about purchasing your freehold or related services, using email, SMS, WhatsApp, telephone, post, or digital advertising.
